| Utah Real Estate Market on Track for 2009 Recovery |

After examining the end of year sales statistics, I have come to the conclusion that the Utah Real Estate market is on track to recovery, and should be fully balanced in most areas.
Average Home prices statewide have come down. Inventory has been reduced, and months of active inventory is no longer in the "heavy" buyers market category.
As long as interest rates remain low, buyers will continue to buy, homes will sell, and our housing crisis will end. Compared to home prices and amount of unsold inventory last year, the market has greatly improved. Although home sales through out the Wasatch Front are down about 25% compared to '07, there has been far less new construction and new listings.
Here are some of the key stats comparing 2007 sales with 2008 for the Major Northern Utah Metros:
Salt Lake County:
Average Home Price down 2.5%. 8.3 months of Salt Lake County Homes for Sale Currently on the market.
Salt Lake City Condos: Average price down 1.34%, 7.88 months of active inventory.
Cottonwood Heights Homes: Home Sales were UP .4%, 7.81 months of inventory.
Draper Utah Homes: Home Sales were only (okay it's a lot, but it's less than the state average) down 18.25%. Draper is one of the areas that will probably still be suffering into 2010 with 13 months of inventory and the average list price 26% higher than average 2008 sold price.
Herriman Utah Homes: Home Sales in Herriman increased in 2008 by almost 5%.
Holladay Utah Homes: Holladay Utah still has a pretty big problem with a surplus of over riced inventory. The MEDIAN list price is 36% higher than the 2008 sold price of $278,000.
Kearns Utah Homes: Although home sales in Kearns were way down, it is one of the already balanced markets for amount of active inventory with just 5.82 months.
Magna Utah Homes: The median price of active listings is only 2% higher than the median sold price in '08.
Midvale Utah Homes: Home prices remained stable in '08, has less than seven months of active inventory.
Murray Utah Homes: Median and Average Home prices both Increased in 2008.
Riverton Utah Homes: 8.47 months of active inventory.
Salt Lake City Homes: The Capital City saw the median price rise by 1.2% to 220,000. 7.74 months of inventory for SLC.
Sandy Utah Homes: 8.85 months of inventory.
South Jordan Homes: South Jordan has too many Foreclosures for Sale. There is still almost a years worth of inventory for this rapidly growing city. The median price did actually rise by a small percentage.
Taylorsville Utah Homes: Taylorsville could be classified as a balanced market with just 5.76 months of active inventory.
West Jordan Utah Homes: West Jordan home listings are only overpriced by 7% compared to 08's sold numbers. 6.62 months of inventory for WJ.
West Valley City Homes: Home sales were way down in West Valley, 33%, but there is just 7 months of active inventory.
Utah County Real Estate
At the beginning of the year real estate in Utah County was the least healthy in the state. It still probably is. But it has improved. Overall, Home Sales in Utah County were down by 24.77 % and Utah County has an average of 11.26 months of active inventory. The average price of homes sold ped by more than 5%
Here is a quick synopsis of what happened for 2008 real estate sales in Utah County broken down by cities.
American Fork Homes: Home Sales Down 23% 11.2 months of inventory.
Eagle Mountain Homes: Home sales down 21.6%. Median price up 1%. 13 months of Inventory.
Highland/Alpine Homes: Home Sales Down just 15%, average price down 25%.
Lehi Utah Homes: Sales down 23%. 9.8 months of inventory.
Orem Utah Homes: Sales down 19%. 8.2 months of inventory.
Payson Utah Homes: Home sales way down 39%. 10 months of inventory.
Pleasant Grove Utah Homes: Home Sales down 28% 9.7 months of inventory.
Provo Utah Homes: The county seat had an increase in home prices as home sold for a little bit more, median price of $193,000 in '08. There is still 9.65 months of inventory. Provo Condo sales also decreased.
Saratoga Springs Homes: This fast growing city still has plenty more room for growth with 14.77 months of active inventory.
Spanish Fork Homes: Home sales were down by almost 30% and there is 9.7 months of active inventory.
Davis County Real Estate
Davis County Home sales were down by 20.6%, while prices only ped by about 2%. Davis County Utah has 7.44 months of active inventory.
Bountiful Utah Homes: Sales were down18% while average price was down 9%.
Clearfield Utah Homes: Home Sales were down 31%, yet the market is balanced with just 6.13 months of inventory.
Clinton Utah Homes: Homes were down 22%, and there is just 5 months of active inventory.
Kaysville Utah Homes: Home Sales Down Just 17%, but median price ped nearly 9%. 9.76 months of inventory in Kaysville.
Layton Utah Homes: Decline of 23% for home sales. Home prices dropped 4.8% as well.
North Salt Lake Homes: Home sales were almost consistent as just 4 homes less were sold in 2008. Still lots of inventory though; 9.24 months. The average price of North Salt Lake Homes for sale is more than $130,000 higher than the average sold price of '08.
Weber County Real Estate
Home sales in Weber County were down by 26%, but somehow prices of sold homes rose.
Overall the, median price of Homes Sold in Weber County was $160,845; up 2.7% from last years median price.
Ogden Utah Homes: Ogden homes had the lowest median price in Northern Utah of just $126,000. This is up nearly 5% from '07. Despite the low price, It's still a buyers market in Ogden.
Roy Utah Homes: Roy Homes had a median sold price of $162,900. Roy has just 5.12 months of inventory.
North Ogden Homes: North Ogden has just 5.12 months of inventory and the median sold price was $195,250. Up 5% from last year.
Upper Ogden Valley Real Estate: The upper Ogden Valley, Liberty, Eden, Huntsville, makes up with the impressive Weber County Stats. This market is still pretyt dismal with 41 months of inventory. Home sales dropped nearly 30% in this region with a median price at $368,500 and an average price of $487,165 in '08.
Weber County Condos: There is 8 months of condo inventory, and the average price of condos for sale in Ogden is $202,369; the average sold price last year was just $140,113.
Tooele County Real Estate
Tooele County home sales declined 34%. Prices of homes sold was also down slightly as the median price dropped 3.5% to $183,275. The average price of homes sold dropped 2.5% to $197,998.
There are 520 homes for sale in Tooele Utah. Tooele has 9.24 months of inventory.
Cache County Real Estate
Cache County Home Sales dropped 18%. The median home price also dropped slightly. There is 7.8 months of active Cache County Homes for Sale.

One of my lenders told me today they could do 4.5% interest rates on 30 year fixed mortgages. With the interest rates this low, it's like a 25% reduction in price when compared with if you bought just a few months ago.
At 6.5% interest, (a historically low rate for mortgage loans) the Principal and Interest payment on a 30 year fixed loan with 20% down would be $1011 a month on for a $200,000 house.
At 4.5% interest (possible interest rate Today), the PI payment on a $250,000 home would be $1013 a month with 20% down.
Now in this scenario the property taxes and insurance would likely be less for the $200,000 home, and the down payment on the $250,000 house would have to be an additional $10,000, but the point is that home prices are incredibly affordable right now. Also consider that a Real Estate prices in Logan Utah in the $250,0000 plus range has ped considerably over the past year. For the normal payment of a $200,000 house, you can buy what would have been a $300,000 house a year ago (and what will be again in a year or two).
If you are just looking to live with in your means, and don't necessarily want a nicer home for the same cost, then these low interest rates can also just save you a load of money. That $200,000 home at 4.5% interest would save you $200 each month over the 6.5% interest rate.

| The Real Estate Market isn't Awful in All of Utah |

For most of Utah, the real estate market is in pretty bad shape. Prices are ping in the double digits, and there is literally years worth of unsold inventory in some price ranges. In a few Utah Real estate markets, the housing forecast is actually not all that bad.
Box Elder County has one of the healthiest Real Estate Markets in Utah.
While
there isn't a large population, or a lot of real estate activity,
people are still buying and selling in Box Elder County. More than 70%
of Box Elder real estate activity takes place in Brigham City and the Tremonton Garland areas. The rest takes place in the small and sometimes desolite surrounding communities.
There are currently 306 residential homes for sale in Box Elder County
listed on the MLS. Most of these are single family homes for sale but
11 are condominiums and 2 are mobile homes without land. The ratio of
homes sold vs. homes on the market for Box Elder County is quite good
for Utah. in the past year, 540 homes have sold. 205 of these were Brigham City homes that have sold in the past year.
Homes in Box Elder County are very affordable. The median price of
homes sold in the last year is just $156,500 and the average home price
is $170,000.
Cache Valley is another market that hasn't completely tanked. Over the last year more than 1100 homes have sold. The average price of homes sold over the past year hasn't actually declined compared towards the previous year. Currently on the market, there are about 770 residential listings for the Logan Real Estate market.
